Guesthouse Progress: Inside a Scandinavian Inspired Bunkie on Lake Superior

You already saw me spruce up the exterior and today I'm sharing a look inside our guesthouse!  Here's a look at the "before" (pop over to this post for more photos):

When we bought the lakehouse we were pretty enamored with this guesthouse, which boasts a three piece bathroom, sauna, and small sleeping area.  At first I waffled on the use of this space: I wanted the Etsy shop out there, but heating in the winter proved cost prohibitive - which is why my second idea, a sewing studio, didn't pan out either.  Instead, we cluttered it up, storing boxes for other people along with some furniture we no longer needed.  We finally got the room cleared out this fall and decided to make it a lovely guest space.  The sauna floor needs to be repaired and we have to build new benches, the bathroom needs some cosmetic upgrades, and the roof shingles need to be replaced (hey, guess who's going to learn some roofing skills next year?) which leaves me with a decor budget of approximately $0.  Not a problem!  I shopped the house to create a cozy space where guests can crash and I'll be slowly tackling some more projects throughout the winter.

When I shared my to paint or not to paint the pine paneling dilemma, so many of you were Team Pine and I'm so happy I kept it natural because it saved me a lot of time and money.  Thanks for the excellent advice!  Because this is an impossibly small space there's no fooling the eye into thinking it's spacious.  The pine works with the small size and plays up the cozy factor, instead of trying to fake spaciousness.  To break up the pine just a little, I replaced the small mirror that was hanging beside the bed with my large DIY black and white painting:

We set up the bed (and all white bedding) from the townhouse guestroom and it just fits.  Making the bed is an aerobic activity (no idea how folks with bunk beds do it) and guests will have to clamber in from the end, but I didn't want to have to subject guests to a double.  This works! 

My Mom gave me the maple dresser I had been borrowing (which I hope weathers the winter okay out there).  Mom and I were going to sew new pillows but then I remembered I have the Marimekko pillows that used to live in the living room; they match perfectly with the freshly painted turquoise door and exterior trim!

I'd love to replace the old curtain rods but for now I just painted them a creamy white because they were super rusty.  Mom sewed really pretty sheers to offer guests a little privacy, without obscuring the lake view.  I didn't want the sheers to touch to electric baseboard heaters and, more importantly, there is literally no room for them to drape between the bed and the wall (it's a tight squeeze) so we decided to keep them short, which is such a change for me because I always prefer floor length curtains but they're just more functional at this length.

From the outside, the sheers look much, much (much!) better than the forest green towels that used to cover the windows.  Is it me, or does the guesthouse feel more welcoming from the outside with these gauzy window treatments (you can compare against these exterior photos)?

To add a little visual - and literal! - warmth to the space (and cover up some of that faux wood laminate flooring), I ordered this beautiful braided, 100% wool rug from RugsUSA.  I considered a natural jute rug, like this one, but ultimately I loved the look and feel of this soft wool rug.  It's a creamy neutral, which will complement any bedding or pillows down the road, plus it's really thick and cushy, so I hope it adds a little warmth underfoot because although this building is heated, it's not insulated very well.  I ordered the biggest rug that would fit and it runs under the dresser and bed, hopefully adding a little insulation to the floor.

Look at that gorgeous texture!  I want to incorporate some more soft textures into the room, so I'm currently dreaming about making a huge chunky blanket or maybe even a woven wall hanging for one of the other walls.

The guesthouse has two overhead lights and one of the light switches is in the bulkhead, toward the wall with the hooks.  You have to stand on the bed to reach it, it's hilarious!  There's quite obviously no room for side tables in here, so maybe some wall mounted sconces are in order.  To facilitate bedtime reading as best I can, I added a lamp to the dresser - it's the old one from my office.  I haven't needed it since we gave the office a makeover, so I'm happy I can make use of it in here.  

I'm torn about decorating the dresser.  I want to add a tray and plants and make it homey, but there's SO little room in here that I think guests would just prefer a place to put their stuff because floor space is at a premium.

I originally wanted a really spare, Scandinavian-inspired look with a black, white and pale wood color palette, but I deviated a little.  I couldn't help but add just a little turquoise ;)

I think it still has a Scandi cottage kind of vibe.  Although it's technically ready for guests, I want to tackle a few more projects over the winter so it feels even more inviting and cozy for next spring.  In addition to making a cozy throw for the bed and maybe some DIY sconces, my Mom had an idea for those hooks: add some kind of DIY felted wool pouches with long handles that people could use to stash a phone or book, in lieu of night stands.  Isn't that clever?

Making some candles and stocking a drawer in the dresser with some essentials (snacks, some toiletries, flashlights, bear bangers, etc.) is on my to-do list too.  Some more art would enhance the coziness - or maybe some wall pockets with plants during the summer would be a nice touch.  Would I remember to go out there and water them, though?  There's also a boob light I cropped out of photos that needs a replacement.

But this room has come a looooong way from the pile of boxes and furniture - accented by forest green towels for curtains - we started with in the fall.

I have to thank to RugsUSA for generously sending over the rug after I spotted it online and fell in love with the plush texture and Scandinavian vibe.  Right now it's kept securely in place by furniture, but on its own it would require a rug pad so RugsUSA sent along the perfect size comfort grip rug pad in case I decide to use this pretty handmade rug elsewhere:

I Need Your Thoughts: Can We Make Pine Paneling Work?

Because we've been showering out there, I end my nights thinking about how to decorate the guesthouse.  I've logged a lot of hours out there, pondering.

Last time I showed you the building , my Mom and I were moving the Etsy shop out there, but it turned out to be kind of inconvenient (and cold in the winter).  I ended up stashing everything on shelves in my otherwise useless, 5 foot tall basement and now the guesthouse is purposeless again.  It's filled with some random furniture and some odds and sods.  What would be more practical would be to turn it into a proper guest room, because it even boasts its own three piece bathroom! 


The only downside is the pine bonanza happening in there.  The floors are a faux wood laminate, but the walls, trim and ceiling are solid pine.  I was originally going to paint it all a bright white, but I'm feeling a bit overwhelmed by how much work - and paint! - that would be.  We have a laundry list of projects and renovations still to tackle all over the house so I don't really want to commit the resources or time.  Plus, the bathroom out there is what really needs our attention: a new shower, floor, and vanity will take a chunk out of whatever budget we can allot to this space (which will be tiny).  We also need to build new sauna benches (and reinforce the sauna floor), because I insisted we rip out the existing benches for reasons that I won't mention here.  (Rhymes with "cold ban walls"). 

So...in an effort to save some time and cash, could I leave the pine and go for a rustic, Scandi feel?  Here's some inspiration, before I flesh out my exact plans for the space:

I can't believe I'm arguing for keeping the wood...

Although it would be fun to go kind of dark and moody with a rustic feel, I'll be adding the white bed and white bedding from the guest room in the townhouse.  A faux fur throw would be a cozy touch at the end of the bed - maybe my spare faux lynx one?

Then I'd add some throw pillows with this black and white Marimekko Kanteleen Kutsu print, which has a woodland theme but a mod, Scandi feel:
I'd do white curtains and white curtains rods - not that using towels as curtains isn't a genius idea (I'm serious).  I'm thinking of painting the laminate flooring a dark charcoal grey (or maybe a pale grey or white?) and adding some cozy faux sheepskin rugs my Mom is trying to fob off on me.

A pine Ikea Tarva dresser, painted or stained white, could be placed across from the bed for some storage.  It would be brighter and lighter, but the same grain as the walls would peek through the finish.


I haven't measured, but it would be awesome if my black wool organic chair could fit out there too - although it's doubtful (it's such a small space!).

Then I'd update the lighting with something modern and simple.  Finally, I'd put my black/white abstract out there, because it's been displaced from the bathroom, and maybe add some smaller textural pieces in creamy whites and soft greys.  My black tree painting is still homeless, too, and it might look great out there.

It would be a quick and relatively easy makeover and my thinking is that by covering up the fake wood floor - and adding LOTS of white - I could make the natural wood walls and ceiling work.  It would be a fun way to experiment with a somewhat different style than the lakehouse - no aqua (ACK! Okay, maybe I'll paint the exterior door aqua) and maybe even some rustic accessories with a Scandinavian feel?  Ultimately this is a sauna building, so that could feel right.  



Am I totally crazy (and lazy) with my plan to keep the pine?  Be honest!

How to Stage Bedrooms for Sale

As you've seen, we made some changes to get the townhouse ready for sale.  The laundry room was finally finished  with curtains and fun turquoise floors.  The main floor powder room was freshened up and a few cosmetic concerns were fixed.  The living room was decluttered.  There's a few more things to show you, but today let's talk about the bedrooms!  If you remember from the townhouse tour, we actually use the master bedroom as a guest room.  It's large enough for a chair so guests can escape from me under the pretense of catching up on some reading, and the attached powder room is convenient and private.  We, in turn, took a smaller bedroom that actually has bigger windows and a superior view of our lovely treed backyard (complete with lilacs).  But our king size bed dwarfed the room, so we swapped them back.

. . . but now it has the guest bed (a queen) and armoire in it.

A smaller teak side table and the thrifted lamp (with a simple drum shade from HomeSense) do their best to balance out my giant armoire.  Frankly, I hate it.  I never loved the layout of the guest room and I could never make that maple armoire work.  As much as I love the piece, it definitely won't fit in the lake house, so it is finally going to be sold (I swear).  This room is plainer now, but that's not a bad thing for selling, especially because I took some liberties with turquoise floors and walls elsewhere.  It shows that a queen bed, mammoth storage unit and table fit in here with plenty of room to spare.  If this was for us, I'd hang paintings over the bed again or make a fun headboard but the realtor says it shows well because it's bright, spacious and fresh (and not too nutty that it would turn off Plain Janes).  Plus, my DIY triptych is still opposite the bed, adding a little colour and interest.

. . . but now our king size bed tucks in nicely with our side tables.  Our bed and tables are huge but look proportionate in here.  It's evident that if someone has a queen, there's oodles more room.  Under the windows we kept the minty chair and table but removed the lamp and clutter for a more stream-lined look.  The next owner can see that a dresser would fit easily there too.

We had an open house on the weekend and have two very interested potential folks, but they both need to sort things out with the sale of their homes first, so we'll see how that unfolds!  Everyone think "bidding war!" ;)

My tips for staging a bedroom for sale?
  • De-clutter personal items, but leave a little bit of colour
  • Make sure bedrooms showcase the space - avoid furniture that is the wrong scale
  • Adding lighting if you don't have it, so every room has overhead and softer accent lighting
  • White bedding looks crisp, clean and hotel-like, plus it makes a space seem larger!
  • Open windows, wash linens and floors for a fresh, clean feeling and smell
